Our History

Black | Mann & Graham, L.L.P. was formed in 2000 to provide creditor representation in Texas to mortgage lenders.  Since then, the firm has become an industry leader in the preparation of loan document packages, regulatory compliance advice and loan fulfillment services. Our clients include over 250 mortgage bankers, mortgage brokers, banking associates, thrift institutions, and credit unions.

The firm is a partnership between Thomas E. Black, Jr. P.C. which began operations in 1997, Calvin C. Mann, Jr., a former 33 year veteran in the document preparation business, and Gregory S. Graham, a 19 year veteran in real estate law.

Benjamin R. Idziak

Benjamin R. Idziak is a private practice attorney representing and advising individuals, corporations, partnerships and sole proprietorships in the areas of regulatory compliance, litigation, corporate law, employment law, real estate transactions, commercial transactions and mergers/acquisitions.

Mr. Idziak formerly served as a litigation attorney for the Federal Deposit Insurance Corporation and was the former General Counsel to the Federal Home Loan Bank of Dallas.

Mr. Idziak holds a Bachelor of Chemistry from State University of New York at Buffalo and received his Doctorate of Jurisprudence degree from the State University of New York at Buffalo Law School. Mr. Idziak is admitted in Texas and New York.

David M. Tritter

David M. Tritter was admitted to the practice of law in Texas in 1979. Mr. Tritter’s area of practice includes commercial and residential real estate law, mortgage lending and banking. Mr. Tritter has previously served as a named partner in two different Texas law firms, co-founded and served as a director of a state chartered savings bank until its sale and co-founded and served as a director of and general counsel to a successful Houston golf course development and management company until its disposition by sale.Mr. Tritter has also been a contributing editor to the Texas Mortgage Lending Law and Practices Deskbook.

Mr. Tritter received his Bachelor of Arts degree from the University of Texas at Austin in 1975 and his Juris Doctorate from the South Texas College of Law in 1979.

Peter B. Idziak

Peter B. Idziak has been admitted to the practice of law since 2009, and is currently licensed in Texas and New York. Mr. Idziak is also admitted to practice before the United States District Courts for the Northern and Southern Districts of Texas. Mr. Idziak’s practice areas include residential lending, regulatory compliance, litigation, and bankruptcy.

Mr. Idziak received his Bachelor of Arts degree from Harvard University in 2002, and his Juris Doctorate from the University of Texas at Austin in 2008.

David F. Dulock

David F. Dulock has been admitted to practice law in the State of Texas since 1974. He practices in the areas of residential and construction mortgage lending and state and federal regulatory compliance. Mr. Dulock received a Bachelor of Arts degree from the University of St. Thomas, Houston, Texas, in 1967, and a Doctor of Jurisprudence degree from South Texas College of Law, Houston, Texas, in 1974.

Mr. Dulock’s affiliations include the State Bar of Texas, Houston Bar Association, Houston Association of Professional Mortgage Women, and the Texas Mortgage Bankers Association, where he served on the Regulatory Compliance Committee.



Diane M. Gleason

Diane M. Gleason has practiced Regulatory Compliance and Real Estate Law in the state of Texas since 1993. Ms. Gleason’s affiliations include the State Bar of Texas, Houston Bar Association, Houston Association of Professional Mortgage Women and Texas Mortgage Bankers Association.

Ms. Gleason holds a Bachelor of Science degree from the University of Texas in Austin. In 1992, Ms. Gleason received her Doctor of Jurisprudence degree from South Texas College of Law in Houston.

Donna Hestand

Operations Manager, Flower Mound
Donna Hestand, serving as the firms’ Flower Mound Operations Manager, brings with her over 40 years of experience in the mortgage banking industry.  Ms. Hestand has a well-rounded background in loan servicing, funding, insuring, closing and management.  Ms. Hestand’s vast knowledge and previous experience is a benefit to employees and clients alike.  Ms. Hestand is able to maintain our current clientele and offer services to new clients with a tremendous staff that supports her.  Ms. Hestand is a dedicated and long-standing member of the Black, Mann & Graham family and continues to work daily to achieve the highest in customer service for our clients.  (Please note: Ms. Hestand is not a licensed attorney).

Lisa Costilla

Operations Manager, Dallas
Lisa Costilla has served as the firm’s Dallas Operations Manager for over 13 years.  Lisa has a Bachelor’s degree in Business Marketing from Texas State University and has a combined 29 years in mortgage lending and document preparation experience.  Lisa’s previous mortgage experience includes work in the commercial lending and shipping/insuring departments of several mortgage companies before moving to document preparation.  Lisa and her staff work hard to provide excellent customer service for our clients on a daily basis.  (Please note:  Ms. Costilla is not a licensed attorney)

Penny Parker

Operations Manager, Dallas
Penny Parker,  one of BMG’s Operation Managers  joined the Black, Mann & Graham team in March, 2000 and brought with her over 16 years of knowledge and experience in the real estate industry.  Ms. Parker has fulfilled a variety of roles within the firm over the past 13 years and currently uses all of her expertise leading her staff in support of one of our major clients.  Throughout Ms. Parker’s career, she has delivered excellence in REO’s, foreclosures, relocations, document preparation, training, post closing, shipping , branch operations, and management. John Gage

National Operations Manager

John Gage began his tenure with Black, Mann & Graham, L.L.P. in 2005 carving a path to his current role. The positions Mr. Gage held for the firm include; Document Prep Coordination, Document Preparation Specialist, Closer/Funder, Applications Systems Specialist and Operations Coordinator. This experience coupled with his technical knowledge has been a vital ingredient to the success and reinvention of Black, Mann & Graham, L.L.P.’s proprietary document preparation software JetDocs (Closing Express). Millie Simmons

Closing Manager, Flower Mound
Millie Simmons, serving as the firms’ Closing Manager, brings with her 14 years of mortgage lending experience. She has worked retail, wholesale and correspondent operations lending with experience in Closing, Processing and Underwriting. Her well-rounded background provides for a production center focused on customer service and quality of work while maintaining a consistent flow of production. Under Mrs. Simmons’ supervision our Closing Department offers extended services to our clientele with the ability to handle the full closing coordination and even order your closing funds. Robin Lyons

Operations Manager, Houston
Robin Lyons has served Black, Mann & Graham, LLP for the past 12 years as Houston Operations Manager, with a previous tenure of 11 years of management in warehouse lending and mortgage industry platforms.  Her main focus had been in the Document Preparation, Closing, Funding, Shipping and Post-Closing arena, which enables the Houston office to excel in Document Preparation as well as the Loan Fulfillment services currently offered to Correspondent clientele.  Ms. Lyons earned a Bachelor of Business Administration degree from Sam Houston State University in 1992 and has served on the NAPMW Board and Education Committee in recent years and past member of GHAMB and a current member of GHAMP.  (Please note Ms. Lyons is not a licensed attorney). Ms. Lyons continues to embrace the proposition that superior customer service is not only a best practices rule; it is and will remain our first priority.
